JS Building Consultancy offer a full Project Management service from inception of the project to completion of the building works for both private and commercial clients.

New build homes, extensions, refurbishments, and alterations are the most common type of works that we are asked to project manage, and following an initial meeting with the client, the following will usually make up the main stages of a project, although there can be flexibility to meet client requirements.

Stage 1. Initial meeting with Client and site visit.

  • Initial meeting with client to establish the brief, the type of project, the use of the building, the budget and other relevant details.

  • Appraisal of the site or existing building including a measured survey to identify opportunities or constraints that could influence the project.

  • Preparation of a feasibility report.

Stage 2. Planning Permission.

  • Preparation and Submission of drawings for planning approval.

Stage 3. Technical design – Building Regulations.

  • Preparation of construction drawings – Floor plans, elevations, cross sections, and location plan.

  • Preparation of specific construction detail drawings.

  • Preparation of written Building Regulation specification.

  • Submission to Building control for approval.

Stage 4. Managing the build project – Contract administration process.

  • Prepare a schedule of work.
  • Send out the Schedule of work and Building Regulation drawings to contractors for pricing.
  • Receive and check priced Schedules of work from Contractors.
  • Appraisal of the prices submitted by Contractors, discussion with the client and selection of the best contractor(s).
  • Award the contract.
  • Throughout the build period hold site meetings, issue written instructions for any variations to the works, check on quality and value of work carried out, and issue certificates for contractor’s interim payments.
  • On completion of the construction work make a final inspection and, if necessary, prepare a schedule of defects to be put right.
  • Issue a final certificate for payment of retentions only after the contractor has remedied any defective work.
