building surveys (Level 3 survey)

THE BUILDING SURVEY

A Building Survey is one of the most comprehensive surveys possible and is sometimes referred to as a ’structural survey’ or a ‘full survey’. It is typically chosen for older or substantially modified properties.

It is mostly undertaken when purchasing an existing residential or commercial building prior to completion, or lease.

It is an exhaustive survey into all risks, major and minor defects to the property.

The detailed inspection of the property will identify structural problems like unstable walls or subsidence. JS Building Consultancy’s tailor-made report will highlight any major repairs or alterations needed, and provide you with information and advice, in an individual format on the causes of the problems identified and the repairs required. It is particularly useful if you plan to renovate or convert a property and may help you negotiate a better price.

WHAT JS BUILDING CONSULTANCY WILL DO

We will visually inspect all accessible areas of the property including internal and external walls, the roof, heating, electrical, and plumbing systems, external buildings, the drive, boundary fences, and walls noting any defects and recommending further testing where appropriate.

The full building survey is a thorough visual inspection of the building and does not include invasive opening work to expose components of the structure, however if concerns are highlighted, and further investigation is recommended, these services can be provided, and fees proposed accordingly.
